Ok so I sold my home in NJ. We are days away from closing but we still have not agreed on credits after inspection. They wanted 50k credit I said no way. Both lawyers suck. Its apparent they don’t like each other because they take days and several attempts to get either to communicate w each other. Then the buyers then said they would take a 15k credit but I have to be out by 10/21 at closing. I still said no and they never replied to my attorney yet. Which is typical. So in the mean time the rates went up im a single mom and my qualified amount to purchase (i was looking to downsize) keeps shrinking. And there are NO houses in my price range to even look at. They are dumps the ones that are. I have a severally autistic son so my own dwelling is needed. Cant rent an apt… until I find something, because Two moves would be detrimental to him.

So this weekend the buyers left an envelope in my mailbox basically sending me a direct copy of the Inspection report I already have saying they will accept a 15k credit for all the work and repairs and that my attorney and realtor are not doing there job by presenting these offers (which they are but aren’t getting the reply they want). Saying how they love this house and I shouldn’t pass up this offer. They told me my TEAM is not doing a good job for me and are incompetent and i am going to lose out on this great deal to sell because of my poor representation.. Blah blah blah. You get the point.

This REALLY didn’t sit well me at all. I felt a little bullying undertone as well as some scare tactics by sending me another copy of my inspection saying look at all these things wrong u are lucky we like the house so much. So my question is could this be reason for me to terminate the agreement without getting sued by them? Say I feel bullied and not comfortable and with all the major things they claim wrong i don’t want to consider selling at this point anyway in this condition. I would fix it then perhaps sell down the road. Especially w the rates going up and me not qualifying.

My attorney who I DO NOT TRUST says no way you setting yourself up for a lawsuit. . He has done shit for me and my realtor was all about the sale but is doing nothing to help me find a new home. I feel bambozaled by this whole situation and my attorney knows about the letter but only sent a cease and desist that if his client disparaged his name again he will sue them. Then he talked me into going thru with a sale I have total sellers regret about. Especially to these conniving people. I feel my attorney, realtor and buyers are all working to get me to do this because of their commission.

Im looking for a reason to bale too I am not going to lie. Once I saw what is out there after I was locked in contract I knew I make a mistake. Especially my interest rate will be double what it is now! Its would be a dumb financial move all around.

I read if I gave back deposit with interest and paid there inspection fee I can say I’m not comfortable selling this house In its condition. And then of course use the letter to my advantage.

Any thoughts would be appreciated. .Please advice needed
